Roof Coating in Los Angeles, CA
Roof coating in Los Angeles adds a reflective, waterproof layer to a roof that is still dry and sound, so it can last longer without a tear-off. It is not a cure for a failing roof. We find and fix leaks first, then coat, and you get the scope in writing.

A coating is a skin, not a structure. It adds a reflective, watertight layer over a roof that still works underneath. On a flat or low-slope roof that is dry and well bonded, it can add years and cut heat. This page belongs to our flat roofing group, alongside roof waterproofing and flat roof repair.
Roof coating in Los Angeles: what it does and what it cannot do
A coating does three things. It seals small cracks and pinholes, it reflects sun to lower roof temperatures, and it protects the old surface from UV. It does not bridge a rotted deck, dry out wet insulation or fix a roof that has leaked for years.
Use it as a maintenance step on a roof with life left. Our comparison of roof coating vs replacement explains when each makes sense.
You will also hear the word restoration. It describes the whole package: cleaning, repairs, seam reinforcement and coating together. The coating is the last step, and the repairs before it carry most of the weight. Ask any bidder to list the repairs separately, so you can see what you are paying to fix and what you are paying to protect.

Is my roof a candidate? Signs that point to coating, and signs that point away
Good candidates show surface wear, not structural failure:
- Chalking, fading or a worn surface on a roof that is otherwise intact
- Hairline cracks and open pinholes with dry material beneath
- Rising heat inside the top-floor rooms
- A roof with several years left but needing protection
Poor candidates show deeper trouble: soft spots, wet insulation, large blisters, ponding that lingers, a sagging deck or repeated leaks. A coating on those roofs hides the problem, and flat roof replacement is the honest answer.
Silicone, elastomeric and reflective coatings compared
Coatings differ in how they handle water, dirt and movement. This is a general guide, so read the product data for details.
| Type | Strengths | Limits |
|---|---|---|
| Silicone | Tolerates standing water, strong UV resistance | Dirt sticks, hard to recoat with other types |
| Acrylic (elastomeric) | Easy to apply and recoat, often lower cost | Does not like long-term ponding |
| Polyurethane | Tough surface for foot traffic | Needs careful prep, UV protection |
| Asphalt-based | Fits asphalt roofs | Dark, less reflective |
Colors are mostly white or light gray, since reflectivity is the point. Ask for a CRRC-listed product so the paperwork is easy. Shingle roof coating is a niche topic, and the FAQ below covers it.

How a roof gets coated, step by step
- Inspect and test. We check seams, flashing, drains and moisture before anything is quoted.
- Repair first. Leaks are traced and fixed, and failed flashing is replaced.
- Clean the surface. Power washing removes dirt and loose material, and the roof dries.
- Reinforce and prime. Seams, curbs and cracks get fabric and mastic, and primer goes on where the product calls for it.
- Apply the base coat and the top coat. Thickness is measured, not guessed, and coats cure between passes.
- Check the finished roof. We look for thin spots, pinholes and ponding, and photograph the result.
Reviewers mention that leaks were traced before a coating went on, and that a roof coating followed a leak repair.

When can a roof be coated, and which product rules apply?
Timing and product choice both matter. A coating needs a clean, dry surface and a dry stretch to cure, so work is generally scheduled outside the December to March rain season, and a forecast with rain in it moves the day. Cure times differ by product, so follow the product data sheet.
Air-quality rules apply to the product itself. SCAQMD Rule 1113 limits volatile organic compounds in architectural coatings across the Los Angeles basin. Water-based acrylic and silicone products generally comply, but some solvent-based ones may not, so check the VOC figure on the data sheet against the rule.
Fire rules apply to the assembly. Whether a coating over an existing roof needs a building permit depends on the city and the scope, and homes in a mapped fire zone may need a Class A assembly, and that rating covers the coating, the substrate and the insulation together. Ask for the assembly listing, and confirm with your building department.
What does roof coating cost, and what changes the quote?
Surface area leads, but preparation decides the rest. A roof that needs heavy cleaning, many seam repairs or primer costs more than a clean, tight one. Coating type and thickness matter, as do penetrations, parapets and access. Weather affects scheduling, because coatings need dry surfaces and time to cure.
We price coatings in writing after seeing the roof. Compare the coat thickness, the number of coats, the seam work and the repair list on each quote. A cheap coat over untreated problems is the costly path.
Roof coating vs replacement: how to compare the two
Put the questions side by side:
- How old is the roof, and how much rated life is left?
- Is there any wet insulation or soft deck?
- How many leaks have there been, and where?
- Will the building be sold, rented or kept?
- What does each option include, in writing?
A coating suits a roof that passes those tests. When it fails them, replacement is the choice that does not need redoing in a few years.

Permits, cool roof rules and the LADWP rebate for roof coatings
Coatings are not the same as re-roofing, so rules vary. Check with the City of Los Angeles building department or your city before you start, since the scope and the building type matter. Roof replacements covering more than half the roof must use a cool-roof-rated product, and our cool roofing page covers the rules in plain terms.
LADWP residential customers can apply for a rebate on qualifying cool roof products. It is paid per square foot by performance tier, funding is limited and the application window is 12 months. Check ladwp.com/crp. The federal home-improvement credit ended for property placed in service after 2025, so we do not advertise tax credits.
Why Clear Shield for roof coating in Los Angeles
Reviewers describe how the work starts, with the leak found and fixed. One Van Nuys customer describes a roof coating after a leak was fixed, and another says leaks were traced before coating. Others mention pictures and measurements before quoting.
What Van Nuys customers say about leak repair and coating
“They also performed a full water test afterward to make sure the leak was fully resolved, and everything stayed dry.”
“The crew’s workmanship looked top-notch, and they kept me updated by sending drone photos of the roof work as it happened, which was really helpful since I wasn’t about to climb up there myself!”
“During the new roof installation, a small leak showed up after some seasonal rain, and Frederick and the crew responded right away, even on a Sunday morning, to fix it fast.”

We coat roofs across the county. Culver City mixes 1920s to 1940s bungalows with low-slope office and retail roofs. View Park-Windsor Hills has mid-century hillside homes. Hidden Hills is a gated city with HOA design rules, and La Cañada Flintridge sits below mountains burned in 2009, so check fire ratings.
Roof Coating: common questions
Is my roof a good candidate for a coating?
Usually if it is dry underneath, mostly intact and not holding water for long. Surface chalking, fading and minor cracks suit a coating. Wet insulation, widespread splits or a sagging deck do not. We look for moisture and check the seams and drains first, then tell you honestly whether a coating, repairs or replacement fits your roof.
How long does a roof coating last?
It depends on the coating type, thickness, preparation and wear, and the manufacturer's rated life governs. Coatings often run somewhere in the range of 10 to 20 years, and a thin coat on a poorly prepared roof will fall short. Valley sun is demanding. Ask for the coat thickness and the recoat guidance in writing.
Do you fix leaks before applying a coating?
Yes. A coating over an active leak traps water and fails early, so leaks are traced and repaired first, and seams and flashings are reinforced. One Van Nuys customer describes a roof coating after a leak was fixed. We tell you what was repaired, what was coated and what to watch afterward.
Can a shingle roof be coated in Los Angeles?
It is a limited option. Most coatings are meant for flat and low-slope roofs, and on pitched asphalt shingles they can trap moisture and may affect the shingle maker's warranty terms. Shingle roofs that are failing usually need repair or replacement. We would look at yours and tell you plainly if a coating makes sense.
Does roof coating in Los Angeles qualify for a rebate?
It may. LADWP residential customers can apply for a cool roof rebate on qualifying products, with limited funding and a 12-month window after purchase. The product must have a CRRC Product ID. Rules change, so check ladwp.com/crp before you buy, and keep the paid invoice, which lists the product and square footage.
