Roofing Contractor in Coto de Caza, CA

Gates, two layers of association rules and a long drive define the work for a roofing contractor in Coto de Caza, CA, so a roof visit here is arranged days ahead, not on a whim. It is a guard-gated community of about 4,000 homes in Wagon Wheel Canyon, with large custom houses and a second gated estate section inside it.

Gates, guards and a roof visit to Coto de Caza

Coto de Caza is guard-gated, so access is part of the plan. Before a visit you will need to clear us and any delivery truck with the association. We call the day before to confirm.

We are about 125 minutes away by our estimate. We schedule trips days ahead, ask for photos by message and fit the inspection and written estimate into one visit. If water is already coming in, tarp or sheet the roof beyond the stain before anything else. Then call early. We will offer the soonest slot on the calendar, though a closer roofer may be able to reach you sooner.

Two associations and OC Public Works in Coto de Caza

Because Coto de Caza is a census-designated place and not a city, OC Public Works generally issues re-roof permits. Approval of materials and colors is a separate step with the association.

Los Ranchos Estates, a 355-acre section of 75 large custom homes, has its own homeowner's association behind its own gates. Owners there can have two reviews to clear. Put both in the contract, and name who submits each one. See Orange County for how county permits differ from city ones.

Riley Wilderness Park, the Lodge and a community opened in 1986

Coto de Caza sits at about 709 feet in the northern part of Wagon Wheel Canyon. The Thomas F. Riley Wilderness Park, maintained by Orange County Parks, surrounds it on the east, north and south, so open land is a neighbor on three sides. Check your address on CAL FIRE's hazard viewer before choosing a covering, and ask the association which ratings it accepts.

The land was once part of Rancho Mission Viejo. Chevron and Arvida began development in 1964, Orange County approved the master plan in 1983, and the community opened three years later. The Lodge at Coto de Caza dates to the 1968 hunting-lodge concept, and the community's 36-hole golf course was designed by Robert Trent Jones Jr. Lennar took over as development manager in 1996 and moved the project toward more luxurious homes at lower densities.

The 2020 census counted 4,992 housing units in 4,876 households, and the Census puts 93% as owner-occupied. For a roofer that means mostly owners, large custom roofs and two layers of association review.

Multi-plane custom roofs and barns in Wagon Wheel Canyon

The community began in 1968 and was completed in 2003. The Census median build year is 1995, so many roofs are close to thirty years old under a warm-summer Mediterranean climate. Sun and heat dry out the underlayment and sealant before they wear through the tile.

Custom home in Coto de Caza with many roof planes, valleys and chimneys

Large custom houses carry many roof planes. Every valley, hip, dormer and chimney is a junction where flashing can fail, and water travels far before it stains a ceiling. A roof replacement on a house like this is quoted from the planes, not the footprint.

Some lots add barns and shelters for horses, and each is its own roof. Metal panels are common on outbuildings, and their fasteners and seams need checking separately from the house.

Roofing questions from Coto de Caza

How do you get past the gates to a Coto de Caza roof?

We ask you to arrange gate clearance with the association before the visit date, covering the people and any delivery trucks. Because the drive from Van Nuys is about two hours, a locked gate on arrival would waste the day, so we confirm access by phone the day before and keep the schedule loose around it.

Does Los Ranchos Estates have different roofing rules from the rest of Coto de Caza?

It has its own homeowner's association, separate from the wider community, so an owner there may deal with two sets of rules. Ask each for its material and color list in writing before you sign. The permit itself generally comes from OC Public Works, because Coto de Caza is unincorporated.
