Roofing Contractor in Temple City, CA

At the base of the San Gabriel Mountains, Temple City's small postwar ranch houses sit beside much larger new builds with tile roofs, and each type needs a different kind of roofing attention. A roofing contractor in Temple City, CA works in a 4-square-mile city platted in 1923 as lots ordinary families could afford, and from Van Nuys it is roughly 30 miles, or 50 minutes on the road by our estimate.

The 1923 Temple tract and its postwar ranch houses

Walter P. Temple bought about 400 acres of old Rancho Santa Anita land in 1923 and divided it into lots so average families could own a home. The original townsite ran from Garibaldi Avenue in the north to Live Oak in the south, between Encinita and Baldwin. Later tracts filled in around it. The Census puts the median Temple City home at 1959 and shows 63% owner-occupied.

That mix is why roofs differ so much house to house. Original ranch houses often carry composition shingle on older boards. Replacement homes built since are larger and heavier, with different roof shapes and materials.

Home of Camellias, 400 feet up at the foot of the mountains

Temple City stands at about 400 feet above sea level, with the San Gabriel Mountains close behind. Its motto is Home of Camellias, and its streets are shaded by mature trees that drop leaves into gutters and onto low-pitch roofs. The town started life as the City of Temple, but in 1926 the U.S. Postmaster General ordered a new name because mail kept going to Tempe, Arizona. It did not incorporate as a city until May 1960.

That 1960 date explains the housing. Most of the city filled in during the postwar boom, around the original 1923 tract, so the ranch houses are of similar age and share similar problems. Pasadena, Arcadia, Alhambra, San Marino and San Gabriel make up the cluster around it, and each runs its own permits, so a bid written for a neighbor's address does not carry over.

Getting a Temple City roof walk scheduled

Our estimate for the drive is close to 50 minutes one way. Before we come, send photos of the street side and any interior stains, plus the age of the house. On a tile roof we lift a few tiles at representative spots rather than guess, and we walk the roof carefully because tile cracks under a boot. A written estimate follows.

Large new builds and tile roofs in Temple City

Newer homes in Temple City are larger and usually carry concrete or clay tile. The tile is rarely the problem. The underlayment, the felt layer beneath, is what ages, along with the flashing at walls, chimneys and skylights. On big roofs with many valleys, there are many places for those details to fail.

If you are choosing between materials for a rebuild, the roofing materials page lays out the trade-offs in plain terms. On tile re-roofs, we also talk about weight, because older framing sometimes cannot carry a heavier covering.

Temple City permits and county context

Temple City sits within Los Angeles County, but permits are a city matter, not an LADBS one. Ask city staff which office reviews your re-roof before you sign. The agreement should state whose name goes on the application and who calls for the inspection. For the range of work we do, see roof replacement in Los Angeles.

What customers say

“I even saw Roger return later with a magnetic roller to check the ground again for any missed roofing nails, which showed real care and attention to detail.”

“The crew’s workmanship looked top-notch, and they kept me updated by sending drone photos of the roof work as it happened, which was really helpful since I wasn’t about to climb up there myself!”

Roofing questions from Temple City

Can a Temple City tile roof be repaired without replacing the whole roof?

Often, yes. Tile itself lasts a long time, and the underlayment beneath it is the part that ages. If it is still sound, we replace broken tiles and reflash penetrations. If the underlayment has failed, the tiles have to come off, then go back or be replaced. We check a few spots before advising.

Can I put a new roof over my old Temple City tile?

No. The state residential code rules out a new roof laid over slate, clay or cement tile. The tile comes off, the underlayment and deck get inspected and a new roof goes on. That is also the point to compare a lighter material with a tile roof, which suits some frames better than others.

Why does Temple City's 1923 tract matter for a roof today?

The town incorporated in 1960, but its original streets were platted in 1923 as Tract 6561, so the oldest houses near the center may be on much older framing than the 1950s ranches around them. After tear-off we check boards and rafters for age, and point out anything that needs repair before new material goes on.

Do Temple City re-roofs have to meet cool roof rules?

Often, when the work touches over half the roof area. Slope and climate zone set the details, so ask Temple City staff and use the Energy Commission's zone lookup. A CRRC-listed product keeps the paperwork simple, and on a large tile roof it is worth settling the product before the estimate is signed, since lead times can shift the schedule.
