Corona, Eastvale and Norco: new tracts, horse lots and a long drive

Riverside County is about 7,200 square miles, and our range reaches only its northwest edge. Corona lies about 48 miles southeast of downtown Los Angeles. It has a hot Mediterranean climate, with the Santa Ana Mountains rising to its west, and most of its homes are large tract developments from the 1980s through the 2000s.

Eastvale was dairy land until the 1990s and incorporated in 2010, so nearly every roof there is recent and HOA-governed. Those roofs are young. The work is more likely to be a flashing fix than a replacement. Norco, known as Horsetown, adds barns, corrals and shelters to the list, and each outbuilding is a separate roof.

Corona's Circle, the Santa Ana River Canyon and the 91

Corona is nicknamed Circle City for Grand Boulevard, a circular street that wraps a standard grid. The city sits at 679 feet at the upper end of the Santa Ana River Canyon, with the Santa Ana Mountains and Cleveland National Forest bordering it to the west. Rain averages 13.95 inches a year, mostly in winter and early spring, while July highs average 92°F and the record is 118°F.

That climate is why sealant and underlayment go first. Southern California Edison provides most of the city's electricity. The 91 freeway serves Corona, and with a drive this long from Van Nuys we ask for photos before booking a visit.

Inland heat on tile and shingle roofs

This corner of the county is hotter and drier than the coast. Sun and heat age sealant, pipe boots and shingle surfaces first. On tile, the tile may look fine while the underlayment beneath has dried out. A lift-and-check shows which.

Jurupa Valley and the city of Riverside mix warehouses with older homes, including the Mission Inn era housing in downtown Riverside. Older homes there can have layers of roofing that need a full tear-off. Code does not allow a third covering over two existing ones.

Riverside County Building and Safety and the city departments

Unincorporated communities such as Temescal Valley, Coronita, El Cerrito, El Sobrante and Home Gardens go through Riverside County Building and Safety. Corona, Eastvale, Norco, Jurupa Valley and Riverside run their own departments. HOA tracts add a separate approval for materials and colors.

Replacing more than half a roof generally brings in California's cool roof requirements. Your building office can confirm the details for your address.

Roofing questions from Riverside County

Does Clear Shield work in Palm Springs or the rest of Riverside County?

No. We cover only the northwest corner, around Corona, Eastvale, Norco, Jurupa Valley and the city of Riverside. Palm Springs, Indio and the Coachella Valley are on the far side of the county, well beyond our range from Van Nuys, so we would send you to a roofer nearer to you.

Who permits a re-roof in Temescal Valley versus Corona?

Corona is a city and keeps its own building department. Temescal Valley is unincorporated, so its permits go through Riverside County Building and Safety. Before you sign, make sure the contract names the applicant for the permit and the person who schedules the inspection. We confirm the right office at the estimate.

Is it worth hiring a Van Nuys roofer for a Corona re-roof?

For a full replacement, often yes, because the drive is only a small part of a multi-day job. For a small leak that cannot wait, a nearer roofer may reach you sooner, and we will tell you that on the call. We ask for pictures and the roof's approximate size before we quote.
